Formal appraisal vs. market estimate

A formal appraisal is a documented opinion of value prepared for a defined purpose by a licensed Real Estate Appraiser. It is different from an informal market estimate or broker price opinion, which may help with pricing conversations but is not the same as a formal appraisal report.
