Unfortunately, there are things that do happen that we cannot control. One of those things is a tenant deciding to pre-terminate the lease. We will respect any negotiation between property owners and tenants, if there is. The upside is that early termination does not release them from their legal responsibility of the Rental Agreement where forfeiture of security deposit applies. We will do everything possible to place a new tenant as quickly as we can.
We suggest marketing the property as soon as all documentation is ready, keys are handed over, property has been checked and cleaned, and all bills are updated.
All Abode Property Management Corp. does not give any guarantee, written or implied, that the property will be leased out within any specified time. However, we will exert all efforts to have the unit leased out as soon as we can.
For full leasing and management services clients, we hold the 1 month security deposit and their last rental payout. This is to ensure that the property owner will not have problems in returning the security deposit when the lease expires.
We pay our owners every 10th or 25th of the month depending on your tenant’s move in date.Our funds are sent to you electronically via fund transfer or bank deposit. Statements shall be emailed to you monthly.
We can assist you in paying the association dues and other bills related to your property. This shall be deducted to your monthly rental collection.
Utility bills are paid by the tenant during their stay. A prorated amount may be charged to the owner during the first month of the tenant’s stay and when it expires.
Depending on the building administration house rules and depending on you, pets may or may not be allowed.
All Abode PH has partner vendors and contractors who we outsource our incoming maintenance requests. We have established relationships with reliable vendors and contractors that we have worked with for years. We handle all maintenance items at a minimal fee for properties with no tenant. We will have you involved for any maintenance services required for your property.
If you have the time, we encourage you to do the repairs at the property while the property is vacant. However, once the property has a tenant, we ask that only professional contractors be used. This helps us protect you from the possible pitfalls of speaking with and dealing directly with the tenants and the possibility of being accused of completing work in an unprofessional manner. We are looking out for you and want to protect you from any situations which could turn against you.
Yes, you may provide us with the name and number for the service provider. We will always call them first, but if they cannot take care of the situation in a timely manner, we reserve the right to send out our vendors to handle the situation and keep the tenant happy.
We will be inspecting the property every 6 months during the tenancy or as needed. If there are any tenant caused damages that must be deducted from the tenant’s security deposit, we will advise you.
We secure tenant information and their emergency contact person to ensure we have someone to reach if their contacts become unavailable. We also update them of any building circulars provided to ensure they are made aware.
Although this does not often happen, it is always a possibility. Downside is you will not receive rent revenue. But because we placed the tenant in the property, we shall do the follow up and eviction (with your approval), keeping you updated until the unit is cleared.
Ideally, we advise that we handle all tenants concerns and inform you instead. If this were to happen, simply refer the tenant back to us and we will work with the tenant to address any concerns.
In most cases, the answer to this is “no.” Different properties have different rules and there are some restrictions ranging from just a courtesy notice to an outright fine. All fines which are the cause of the tenant are the tenant’s responsibility and they are advised to pay in a timely manner to avoid further penalties.
If this happens, we will be in touch with you to discuss your options and provide suggestions. We advise the tenant to return the property to rent-ready condition first or offer them assistance to rehab the property at their expense. If the tenant refused or ignored our request, the next step will be to decide to go to court and obtain a judgment. Typically, our recommendation is the latter.
It would be our pleasure to coordinate your request. But please remember we need to give the tenants sufficient notice and we need a few days to handle the request. The earlier notice given, the better.
Absolutely! We organize paying real property taxes due yearly to the local government as well the common RPT and insurance due to the building admin. We shall notify you via email for the schedule of payment and fees.

The security deposit will vary by the specific home you are interested in. Please refer to the individual listing information on our website. If pets are allowed at the home and you have pets, additional security deposit may be applied.
Is the home in a safe or good neighborhood?
We cannot answer this because we have not lived in the property. At the same time we don’t know how you define “safe” or “good” and every person defines it differently. The building has security guards and shall be available whenever you need assistance. We suggest that if you feel something isn’t safe or something is wrong, call the security immediately.

Utilities such as water, electricity, and internet are not included. But each property owner sets their own criteria. Please check the listing or ask us to clarify.

Typically, within 60 days from the contract expiration date. It can be released early or later depending on the pending bills or repair of damages needed in the unit, if there is.
